Many people want to buy land for it is a good investment property. You can lease it as raw land. Or you can always construct a building or home to rent it out for commercial or residential uses. If you are smart on investing, you will probably know that a raw land has many uses.

However, if you plan to construct a structure on it, you need to know that there are certain preparations that need to be done. You need to know them as the activities for preparation can highly affect your budget.

Here are the processes involved in raw land preparation:

Perk Testing

This is a test conducted to evaluate how well a particular soil absorbs. The results of the test could lead to the construction of a good septic tank. Without a good septic tank, there wouldn’t be proper disposal of waste. And this is usually a requirement before you can build such component of your home. Aside from that, perk testing can give you ideas on the quality of soil exist within your property.Other forms of analysis may be performed in order to determine the profile of the soil, as well as its ph. Determining these things are also important, especially if you are planning to use the land for vegetative purposes or if you plan to create a garden within your property.

Determination of topography

The site for construction must also be analyzed for topography. Topography means the study of the surface shapes of a particular land. This can be achieved through direct survey, remote sensing and others. The right topography can be achieved with grading.

Clearing of land

With the raw land you have, there may be tons of trees and plants. Although cutting trees really is not a good practice but this may be needed to actualize your project. However, you can help in demanding which tree can be kept and which tree shall be removed. Clearing the land is important because this removes any unimportant structure standing on the way.

This activity may involve the use of bulldozers and chain saw to ease up the removal of trees and bushes. This would involve cutting of trees and leaving stumps, high enough for the bulldozer to remove.

Grading

This is an activity done to level the surface of the land. In here, a foundation is built to create a surface for your structure. There may be sloping involved in order to promote drainage. The ground is usually re-shaped to create a more suitable topography.

Since land is cleared prior to grading, the possibility of erosion may be great. If the land is properly graded, incidence of erosion can be prevented, as well as sedimentation and soil run-offs.

After when this is achieved, one can now start building a structure in it. Of course, the preparation would depend on the kind of structure to be built. All of these things are usually performed for a person to be able to create a structure according to what was planned.
